On a site spanning some 8,700 m², the Kottentor project development, nestled amidst leafy surroundings, will accommodate the new police station in Bad Godesberg, a nursery school for the City of Bonn, 70 state-of-the-art residential units, offices with flexible floor plans and new fixtures and fittings, and retail space.

Thanks to the quarter’s proximity to the centre of Bad Godesberg and the adjacent Kottenforst woodland area, not to mention the spa town park and the Siebengebirge hills, we create a symbiosis of urbanity and nature. The conscious mix of uses within the Kottentor neighbourhood represents our response to the need for easily accessible amenities, social diversity and high-quality places of recreation.

To foster sustainability, the design by architectural firm ‘skt Umabukultur’ contains roof greenery, with BREEAM Green Building certification being sought. What’s more, a large-scale infiltration system feeds rainwater back to the groundwater reservoir beneath the unsealed soil. As such, Garbe Urban Real Estate is making a substantial environmental contribution in terms of water conservation and communal waste water purification. Completion was in 2024, with an investment volume of approx. €50 million.
