Sharing the sustainable vision:

The Federal Postal and Telecommunications Agency becomes a tenant of the mixed-use district “Kottentor”

Bad Godesberg, 20 March 2023 – As a holistically planned complex that brings together a wide variety of usage concepts, the ‘Kottentor’ project is now approaching the desired full occupancy. The project developer, Garbe Immobilien-Projekte, has attracted the Bundesanstalt für Post und Telekommunikation (BAnst PT) as the tenant for the remaining office space measures approx. 3,600 square metres.

This official agency has offices across the country and currently employs some 170 people in Bonn. Completion of the ‘Kottentor’ project is scheduled for 2023, with handover of the BAnst PT premises set to follow in spring 2024. The lease agreement will initially run for ten years. BREEAM certification at the level of ‘Very good’ is being sought for the building.

‘In Kottentor, we have developed a quarter that sets an impeccable example in terms of sustainability. We are particularly proud of the fact that, in BAnst PT, we have signed up another prestigious public-sector user for the project,’ remarks Ivo Gotsche, Regional Office Head and Authorised Signatory of Garbe Immobilien-Projekte in North Rhine–Westphalia. ‘We are excited about this state-of-the-art facility,’ adds Herrmann-Josef Haag, Head of Department 2, Infrastructure at BAnst PT ‘We were particularly impressed by the sustainability certification. This is an excellent fit with the environmental management goals of the federal administrative service.’

The mixed-use ‘Kottentor’ neighbourhood represents the response to the need for easily accessible amenities, social diversity and high-quality places of recreation. Boasting more than 13,200 m² of gross floor space, it includes state-of-the-art flats, flexible office spaces and retail units to ensure a healthy neighbourhood mix.

In addition to BAnst PT, the quarter also accommodates Bad Godesberg police station and a nursery school.

In accordance with the plans of architectural firm ‘skt Umbaukultur’, the roofs of the complex will be planted with the greenery, with the site also holding a large-scale rainwater infiltration system. As such, Garbe Immobilien-Projekte is making a substantial environmental contribution in terms of water conservation and communal waste water purification.

‘We have advised and supported the project landlord from the drafting of the first marketing documents through to full letting of the office spaces, and are delighted that we have found the perfect tenant for the complex’s office space in the form of a big-name user. There are only a handful of commercial retail units, and a few of the 70 residential units, still available. Ivo Gotsche explains that, here too, demand is more than satisfactory.
